Big changes for tenants’ rights – effective 27 October 2025

New government rules – known as Awaab’s Law – mean social landlords must now act urgently to make homes safe.

Under these new legal duties:

  • 🚨 Emergency hazards (like severe mould, leaks or unsafe electrics) must be fixed within 24 hours of being reported.
  • 🏠 Damp and mould issues must be investigated within 10 working days and made safe within 5 working days after inspection.
  • 📋 Landlords must update tenants in writing within 3 working days of any inspection.
  • 👶 They must also consider children, health conditions, and disabilities when assessing risk.
  • 🛏️ If repairs can’t be done in time, alternative accommodation must be offered.

These landmark reforms—introduced in memory of Awaab Ishak, who tragically died from prolonged mould exposure—are designed to protect millions of tenants across England and hold landlords fully accountable.
